Is professional carpet steam cleaning actually required in my lease agreement?

This can be found in the special conditions of your rental agreement. The requirement of professional carpet cleaning in the contract is legally binding only in the case where the carpet was steam cleaned when the agreement commenced. Even without such a clause, all carpets must be restored to their initial state as per RTA regulations, which usually entails professional steam cleaning.

You could do that, but you’ll get refused by most Brisbane property managers. Machines you can rent have much less extraction capacity than professional machines, leave carpet floors moist after cleaning, and lack the receipt or letter that your agent will demand from you. It may be sufficient for a small flat with little carpeting, but that’s it.

Yes, except for the following, which will not be removed no matter what cleaning process is used: stained sub-floor caused by pets, bleaching, burn marks, and permanent dye marks. We will evaluate each stain before the cleaning process begins.

Carpets usually dry within one to three hours after completion of the process. High moisture content during summer in Brisbane may delay this process, particularly in sealed buildings. Keeping the windows open, turning the ceiling fan on, and keeping the air conditioner running would assist in this regard.

No, actually most of the end of lease cleans that we do are carried out while the property is unoccupied. All you will need to do is provide access by using a lock box, collecting keys from the property manager, or however your realtor wishes to give us access.
