5.0 rated from 419 Google reviews

If your lease is coming to an end and you had pets, or if your agreement includes a pest clause, it’s important to get professional pest control done before you return the keys. Carpestology offers end-of-lease pest control services throughout Brisbane for tenants, property managers, real estate agents, and landlords. You’ll receive a licensed technician, a receipt that your agent will accept, a free re-treatment if fleas or cockroaches show up during inspection, and clear pricing. We’re located in Camp Hill and cover a 25km area around the CBD.

What end of lease pest control includes in Brisbane

This treatment involves those pests that are specifically sought by the property manager when they visit your property for the purposes of an exit inspection. This is not a general fumigation treatment, but a specific treatment that is carried out in the parts of the house that harbour those specific types of pests. The areas covered include those that harbour ants, spiders, fleas, silverfish, and cockroaches.

At the end of a lease, addressing pest control is crucial, especially for tenants in Brisbane. This process tackles common pests that property agents often highlight in exit reports. Let’s break down how we manage it.

1

General pest treatment

Inside the home, we focus on areas like kitchen cupboards, under sinks, behind the fridge, laundry rooms, bathrooms, and skirting boards. These spots are favourites for cockroaches and silverfish, as they thrive in warm, dark places with moisture. We make sure the treatment reaches all accessible internal roof spaces, too.

Outside, we secure the home by treating the perimeter, eaves, weep holes, and entry points around doors and windows. Gardens close to the house also receive attention because ants and spiders often start outside and find their way in. By treating both inside and out, we prevent these pests from returning during the crucial week between treatment and inspection.

We use a residual insecticide that is applied as a low-pressure spray. It dries quickly within an hour or two, making it safe for new tenants once it’s dry.

2

Flea treatment

Flea control is a top priority, especially if pets have lived on the property. Brisbane leases typically require a professional flea treatment at move-out if a cat or dog has been present.

Indoors, we treat every carpeted room, including rugs, gaps in timber floors, skirting boards, and any upholstered furniture that remains. Fleas are tricky; their eggs and larvae often hide deep within the carpet pile, surviving regular vacuuming. Therefore, we use a combination of an adulticide to kill live fleas and an insect growth regulator to prevent eggs from developing.

Outdoors, we treat shaded areas where pets may have spent time, such as under decks, along fence lines, in garden beds, near dog kennels, or where the lawn meets shaded structures. Fleas thrive outside during Brisbane’s warmer months, so ignoring outdoor treatment isn’t an option if you want to ensure long-lasting results.

Typically, one treatment does the job. However, because flea eggs can remain dormant for months, our bond pest control offers a free re-treatment if fleas are detected during inspection.

3

Rodent treatment for mice

For properties with mice or other small rodent issues, we include rodent control as needed. We strategically place bait in roof voids, under-house cavities, and any areas showing signs of activity, such as chewed packaging or droppings. If you know the property has a rodent problem, let us know when scheduling the service.

By addressing these pest concerns thoroughly, tenants can ensure a smooth transition at the end of their lease and leave the property in great condition for the next occupants.

When is end of lease pest control legally required in Queensland?

In Queensland, whether you need to do pest control at the end of your lease depends largely on your rental agreement and whether you had pets during your stay. The Residential Tenancies and Rooming Accommodation Act 2008 requires tenants to leave the property in a similar condition to when they moved in, taking into account normal wear and tear.

What your tenancy agreement says about pest treatment

First, check your lease for any specific terms regarding pest control. Most rental agreements in Brisbane include a clause that requires professional pest treatment at the end of the lease, but only under certain conditions. If such a clause exists, and it applies to you, you’ll need to provide a receipt from a licensed pest control technician during your final inspection.

If your lease doesn’t mention pest control and you didn’t have pets, you typically don’t need to arrange for treatment. While property managers might note pest issues in the exit report, they cannot legally withhold your bond over something not stipulated in the rental agreement. It’s important to note that DIY pest control methods like supermarket sprays and flea bombs are usually not acceptable replacements for professional treatment.

The pet clause that catches a lot of Brisbane tenants out

For tenants with pets, this is where things often get tricky. Most pet-friendly leases in Brisbane have a clause that mandates a professional flea treatment by a licensed technician if any pets lived on the property. You must provide a receipt for this service to the property owner. This clause is a common reason for bond reductions, so it’s crucial to be aware of it if you have a furry friend.

Where tenants get caught out:

  • The clause applies even if the pet only stayed during part of the lease.
  • The clause applies to indoor-only cats, not just to dogs.
  • The clause applies even if there are no fleas visible at all. The treatment is necessary due to the presence of the pet, rather than based on any visual evidence.
  • The clause applies even if you have treated the pet regularly with flea medicine. Pet treatments do not eliminate the eggs and larvae that are in your carpet.
  • Occasional visitors bringing pets can sometimes apply to this clause.

With this provision in your lease, do-it-yourself flea bombs will not qualify. Property managers recognise what a legitimate service provider’s receipt looks like.

Tenant vs landlord responsibility under QLD law

In Queensland, determining who handles pest issues in rental properties often depends on the cause and timing. Tenants typically deal with pests that arise from their actions during the tenancy. For example, fleas from a pet, or cockroach and ant issues due to improper food storage or trash disposal, fall under the tenant’s responsibilities. If a tenant brings in furniture infested with bed bugs, they must address the problem. Additionally, if the lease specifies pest control at the tenancy’s end, the tenant must comply.

Landlords, on the other hand, are accountable for pest problems that existed before the tenant moved in. This includes structural pest issues, like termite infestations in the walls or a rat nest in the roof that predates the tenancy. They must also manage ongoing pest control for the property and any pest-related obligations outlined in the lease.

Sometimes, it’s unclear who is responsible. For instance, if cockroaches infest a ground-floor unit next to a busy commercial kitchen, it might not be the tenant’s fault. Yet, if a tenant neglects to take out the trash for weeks, leading to an infestation, they would likely be responsible. In disputes, the Residential Tenancies Authority (RTA) steps in to mediate. To avoid losing part of the bond, tenants with pets or those with a pest control clause in their lease should consider arranging pest treatments themselves. It’s often more cost-effective than engaging in disputes.

How much does end of lease pest control cost in Brisbane?

If you’re wrapping up a lease in Brisbane, you might wonder about the cost of pest control services. Generally, you can expect to pay between $150 and $350. Several factors influence this price. Larger properties tend to cost more, especially if pets lived there. The number and type of pests also play a role, as well as the severity of any existing infestations. For a property that only needs treatment for one type of pest and is already vacated, the starting cost is typically around $150. On the other hand, a standard three-bedroom house requiring a combination of general pest control and both internal and external flea treatments might cost between $250 and $350.

Service TypeEstimated Cost
Vacated Property – Single Pest Treatment$150+
End of Lease Pest Control$150 – $350
3-Bedroom House – General Pest + Internal & External Flea Treatment$250 – $350

What influences the price:

  • Property size. A one-bedroom apartment is treated more quickly than a four-bedroom house that has outdoor spaces.
  • Pets or no pets. Treatment for fleas increases cost because it involves additional treatment processes.
  • Multi-pest treatment plans. Treatment for fleas, along with other pests, costs more than a treatment for a single pest, but less than treating both separately.
  • Accessibility. An inner city property without any parking space takes additional time.
  • Level of infestation. Preventive treatment is faster than that of a property showing signs of infestation.

Once we know your property size, any pets that were present during your stay, the rules in the rental agreement, and whether there is an infestation, we give you our estimate upfront.

What is and is not covered in a Carpestology end of lease treatment

We don’t handle all kinds of pests. It’s better to be honest right from the start, so that you won’t waste your time.

Pests we treat for bond returns

Our end of lease pest treatment covers the pests that appear in standard Brisbane exit reports:

  • Fleas (internal and external, including eggs and larvae)
  • Cockroaches (German, American and Australian species)
  • Ants (common household and garden ants)
  • Spiders (webbing spiders, redbacks and huntsmen)
  • Silverfish
  • Mice and small rodents

If your lease clause lists these pests, you’re covered.

Why we don’t tackle termites, rats, or wasps at lease end

Handling termites requires more than a quick visit at the end of a lease. It involves a thorough inspection and a specialised treatment plan using equipment like moisture metres and thermal imaging. Professionals must understand how termites travel through a building, which means applying specific methods and tools, such as baiting systems, to address the issue effectively.

When it comes to rats, these pests often signal a more extensive infestation than mice. Properly addressing a rat problem involves ongoing management, including the strategic placement of bait stations and sometimes structural modifications to seal entry points. An end-of-lease service simply cannot adequately resolve an active rat infestation.

As for wasps, particularly European wasp nests, their removal requires specific safety protocols and dedicated attention. This task isn’t suitable for inclusion in a general pest control service at the conclusion of a tenancy.

If an exit report identifies any of these pests, we will connect you with specialists who can handle them appropriately.

When to book your treatment for the best result

Timing affects whether the treatment is effective at all. Too early, and the solution does not last until inspection time. Too late, and, well, it’s too late.

Why you should clean carpets before pest control

Scheduling your carpet cleaning before pest control is essential. Starting with hot water extraction helps remove dirt, pet hair, and flea eggs or larvae embedded in the carpet fibres. If you treat for fleas first, the cleaning process may wash away the treatment, diminishing its effectiveness.

When done in the right order, cleaning the carpet first prepares the surface. This allows the pest treatment to be more effective, as the insecticide and growth regulator can settle onto a freshly cleaned carpet, working over the weeks it takes for flea eggs to hatch. The same logic applies to treating cockroaches and silverfish on hard floors: clean first, then treat.

Timing your booking before final inspection

Schedule your pest treatment one to three days before your final inspection. Booking too early allows foot traffic, furniture movement, and cleaning to reduce the treatment’s effectiveness by the time the property manager checks. If done too close to the inspection, the product may still be wet, potentially causing issues during the walkthrough and posing a risk if a new tenant visits.

The optimal timeline: move out, clean the carpets, conduct pest control the following day, and return the keys the day after.

What if you’ve already moved out?

If you’ve already left the property and returned the keys, pest treatment can still be performed with your property manager’s cooperation. Contact your manager, explain the need for end-of-lease pest treatment, and arrange for them to provide access on a specific date and time. Most managers will agree, as they also want to resolve any bond disputes. We provide the same receipt regardless of who grants us access.

How Carpestology protects your bond

The task is not merely about applying the treatment, but ensuring that your bond is returned.

Bond back guarantee and free re-treatment

We promise a bond back guarantee and offer free additional treatments if needed. Should fleas or cockroaches show up during your final inspection after we’ve serviced your property, we’ll return to address the problem at no extra charge, aiming to do so on the same day if possible.

Flea eggs can remain dormant for months, and sometimes a few manage to survive in hidden areas, hatching between our visit and your inspection. You only have one chance to secure your bond, and we want to ensure there are no disputes with your property manager.

Our guarantee covers the specific pests we treated. If your exit report highlights issues like termites, rats, or wasps, these fall outside our guarantee.

Licensed technicians and compliant paperwork for your property manager

Property managers & real estate agents understand what is considered valid documentation for pest control. All Carpestology end of lease treatments are accompanied by an invoice which states:

  • Business name, ABN and contact details
  • Queensland pest management technician licence number
  • Property address treated
  • Date of treatment
  • Pests treated (specifically named)
  • Products applied (with active constituents listed)
  • Technician signature

This is the minimum requirement that would be accepted by the property manager without any further inquiry. It will not be acceptable to send a hand-written receipt issued by someone who is not licensed, a receipt issued by Bunnings for a flea bomb, an invoice with no licence number, or an informal letter written on some random letterhead paper.

Safe treatments for returning tenants and pets

All our products are registered by the Australian Pesticides and Veterinary Medicines Authority and used according to the label instructions. The treated areas can be safely reoccupied by people and pets once the product dries up (normally after one to two hours). We apply the residual product only in areas where pests travel or stay, not the open area where children play.

“Matt did a fantastic job restoring my two stained, cream coloured, Koala couch/beds, and ottoman, to brand new condition. He paid so much attention to detail, was efficient, knowledgable, and nothing was too much effort. His price was extremely reasonable considering the quality work. I thoroughly recommend Matt for carpet, rug, couch and mattress cleaning.”

Brenda Coleman

“I cannot express enough how amazing my carpets/couch/rug came up after Matt cleaned them. I was thinking I had to buy a new rug and couch. All stains came out and it looks as good as the day I bought it. I’ve had two previous cleaners in the past that could not get the stains out. Absolute 10 out of 10 score. So friendly and reliable. I will definitely be recommending to all my friends.”

Melissa Shay

“Matt did an amazing job! He was able to book me last minute which was great. Super kind, and with great predisposition – arrived on time, worked super fast and everything looks fab! He did a bedroom carpet, a large rug, our mattress and couch. Thank you Matt! Super Recommended”

Frequently asked questions

Do I have to get end of lease pest control if I did not have a pet?

It depends on whether your rental contract states that you must undergo such a procedure. In most cases, Brisbane rental agreements specify the need for pest control when pets are kept by a tenant. Otherwise, pest control is optional if not stated anywhere in your rental agreement.

They won’t accept it. Property managers need an invoice from a licensed exterminator that specifies what pests were eradicated, the chemicals applied, and the license number of the exterminator. A Bunnings receipt won’t have all of that, and it will most likely be denied, leaving you to pay again.

Yes, provided that the property manager facilitates access. Just contact them, inform them about your order for the end of tenancy pest control, and provide us with the contacts. The service is carried out with the premises being vacant. We issue an invoice, which then should be forwarded to the agency.

We generally offer same-week availability within Brisbane. For a last-minute inspection within the next one or two days, please contact us by phone instead of sending an email. The earlier your booking date is from now, the more time options you will have.

Contact us! We will re-treat your property for free on the same day, provided that we performed the initial treatment for the pests listed in the agreement, and they were detected during the final inspection. Please provide either the exit inspection report or the agent’s email address.

Yes. Each treatment comes with an invoice in writing that details our company name, ABN, licence number, treated pests, products used, location of the property, and the date. This is what is required for releasing your bond.

Yes, in most cases. The treatment that we provide will utilise an adulticide to exterminate the fleas, as well as an insect growth regulator that prevents the growth and hatching of fleas and eggs for about three weeks. In case fleas emerge after all of the inspections, a complimentary retreating will be provided.
